Whether your intention is to purchase or lease a domestic or commercial property, fully understanding the true condition of the property and associated liabilities, is of great importance. This should always be determined prior to your legal commitment.
A pre-acquisition survey should be sought to enable you to make the correct decision of whether to proceed with a purchase or lease agreement.

We are experienced in handling a wide variety of domestic and commercial party wall issues; from issues relating to small domestic extensions to large new build commercial projects within city centres.
We will handle the serving of all relevant notices and preparation of Awards as necessary to provide as efficient conclusion as possible to all relevant matters under the Party Wall etc Act 1996.
Most commercial leases place obligations on both landlords and tenants and failure by either party to fully understand and comply with these obligations can lead to a dispute and the possibility of substantial financial loss.
We can provide advice to both landlords and tenants prior to signing of a lease and during or at the end of the term on their obligations as defined by the lease.
We can prepare schedules of condition for attachment and reference to within the lease to limit your liability at the end of the term. We can also prepare dilapidation schedules at the interim and terminal stages of the term and provide advice as to your likely liability.
The services of an Expert Witness are required to provide statements of facts and opinions impartially on matters of dispute.
We have prepared several reports as Expert Witness for building disputes with regards to workmanship quality for domestic and commercial projects. We are fully familiar with the Civil Procedure Rules and its Practice Direction.
We are able to advise initially as to the strength of a particular case and if appointed as Expert through a solicitor can prepare a detailed unbiased report.
Defects to a property, which are not remedied at an early stage of development, can have a more costly effect later.
Common building defects can usually be identified by visual inspection, but there are occasions when a more forensic and intrusive approach is required.
We can advise on apparent defects from visual inspection and either undertake or arrange for more forensic intrusive inspections and once diagnosed recommend and schedule repairs.
We offer full architectural design services from inception of an initial idea through to completion of a project.
We are able to undertake feasibility studies, prepare planning and building regulation drawings and applications to obtain all relevant approvals.
We have undertaken design for a wide range of domestic and commercial clients for alterations, extensions and new build projects.
We are able to advise during the process on appropriate methods of construction and durability of building materials to ensure the project meets with your specific requirements.

It is often beneficial to prepare detailed specifications and schedule of work when working to a tight budget to minimise the likelihood of extra costs. There will always be some extra costs arising during a project that are unforeseen, however by producing a detailed schedule of works, these extra costs can be minimised and controlled.
We can prepare specifications / schedules of work based upon your specific requirements to enable a fixed price to be obtained from approved contractors.
We can also undertake tendering of the works to contractors and prepare report on the results giving advice where appropriate as to the most appropriate contractor based upon price, contract period and contractor experience.
Once a contractor is appointed, some contractors may try to achieve cost savings by cutting corners and using cheaper products.
We feel it is very important to have an appropriate contract in place to protect both parties in the event of a dispute or non-performance by either party by the signing of an appropriate contract.
We are able to administer the agreed contract ensuring that the works are completed to a satisfactory standard in accordance with the contract and relevant approved drawings and specification / schedule of works.
